Pricing and Estimates
How much does post-construction cleaning cost in Los Angeles?
Every project is different. Most residential post-construction cleans run between $300 and $1,500 depending on square footage, the condition the builders left the site in, and whether it is a Phase 2 detail clean or a Phase 3 punch list clean. We give free estimates and respond within 2 hours.
Do you charge by the hour or by the job?
We quote per job, not per hour. You will know the total cost before we start. That way there are no surprises when the invoice comes. If the scope changes during the project, we communicate that immediately and adjust the quote with your approval first.
Is there a minimum charge?
Yes, our minimum is $250 for any job. This covers crew mobilization, equipment transport, and the base scope of work. Most jobs come in above the minimum since we are typically cleaning full properties, not single rooms.
Do you offer discounts for recurring service?
We do. Weekly clients get the best per-visit rate, followed by bi-weekly and monthly. If you are a property manager or contractor with regular volume, we are happy to work out a standing rate that makes sense for both sides.
Scheduling and Availability
How quickly can you start a job?
For standard projects, we can usually schedule within 24-48 hours. For rush or same-day requests, call us directly at (213) 310-3848. If we have a crew available, we will get there. We know construction timelines do not wait.
Do you work weekends and evenings?
Yes. Construction does not stop on Friday at 5 PM and neither do we. Weekend and evening work is available at comparable rates. Most of our commercial and office clients actually prefer after-hours cleaning.
What if my project timeline changes?
It happens constantly in construction. Just let us know as soon as you can. We are flexible with rescheduling and do not charge cancellation fees if you give us at least 24 hours notice.
Services and Process
What is the difference between Phase 2 and Phase 3 cleaning?
Phase 2 (Detail Clean) is the big one. This is when we come in after the builders leave and clean every surface, inside every cabinet, every window, every baseboard. Phase 3 (Punch List Clean) is a lighter pass done a few days later to catch any dust that resettled and address any punch list items before the final walkthrough.
Do you bring your own equipment and supplies?
Yes. We show up completely self-sufficient. Industrial HEPA vacuums, commercial cleaning agents, scrapers, squeegees, ladders, everything. You do not need to provide anything except access to the property and running water.
Can you handle both residential and commercial projects?
We do both every week. Residential ranges from single-family homes to multi-million dollar custom estates. Commercial includes office build-outs, retail spaces, medical offices, and multi-unit apartment complexes. The process is different for each, and we staff accordingly.
Do you handle Airbnb turnovers?
That is one of our fastest-growing services. We sync with your Airbnb or VRBO calendar so turnovers are scheduled automatically. We handle the cleaning, linen swaps, restocking, and send you a photo report after every turnover so you know if anything was damaged or running low.
What about move-in/move-out cleaning?
Yes. We clean empty units for tenants trying to get their deposit back, landlords preparing for new occupants, and real estate agents staging homes for sale. We focus on the areas landlords actually check during walkthroughs: inside appliances, cabinet interiors, baseboards, window tracks, and grout.
Insurance and Trust
Are you licensed and insured?
Yes. We carry full commercial general liability insurance and are properly licensed. Every crew member is background-checked. This is not negotiable for us. We work in people's homes and on high-value construction sites. Coverage is the cost of doing business the right way.
What happens if something gets damaged during cleaning?
It is rare, but it can happen. That is exactly why we carry insurance. If our crew damages something, we report it immediately, document it, and our insurance handles the claim. We do not hide issues or argue about responsibility. Transparency is how you keep long-term clients.
Do you do background checks on your employees?
Every single person on our crew is background-checked before they ever step foot on a job site. Our clients trust us with access to their homes, Airbnbs, and commercial properties. We take that seriously.
Service Areas
What areas do you serve?
We cover 12 cities across the greater Los Angeles area: Los Angeles, Santa Monica, Beverly Hills, Malibu, Venice, Hollywood, West Hollywood, Studio City, Calabasas, Sherman Oaks, Encino, and Woodland Hills. If you are in a nearby area not listed, call us. We can usually make it work.
Do you charge extra for Malibu or remote locations?
We do not add a travel surcharge for any of our 12 service areas. Malibu, Calabasas, and other locations that require longer drives are factored into our normal quoting process. You pay for the cleaning, not for our commute.
